WHAT IT IS: The Apartment Rental Application and General Disclosure used to process applications for all my listings.
WHAT TO KNOW:
I will need BOTH PAGES completed and signed.
I am also able to send this document for signature digitally in Adobesign.
I do not manage or own any of the properties listed for rental.
Cosigner Form

WHAT IT IS: A form completed by a person to acknowledge a legal financial responsibility to pay the monthly rent. This form will eventually need to be notarized.
WHAT TO KNOW:
The person completing this form is acknowledging a legal responsibility to pay the rent for the apartment if for any reason a tenant does not.
A notarized ORIGINAL PHYSICALLY SIGNED version of this form must be collected after the application is accepted and before a tenant moves into the apartment.
A credit report and financial verification must be collected at the time of submitting the Cosigner Form. Cosigners can provide their full Credit History directly from Experian or Credit karma in PDF Format.
Please DO NOT include the cosigner’s Social Security Number on the form. I only need that Social Security Number if I am required to run a Hard Credit Check. If that is necessary I will call the Cosigner directly to verbally obtain it.

Processing Authorization

WHAT IT IS: A form used by an Applicant to process a Hard Credit Check, USA Criminal Check and/or USA Eviction Check.
WHAT TO KNOW:
I cannot process a person’s information with signed authorization to do so.
I will need to run a Hard Credit Check in order to run a USA Criminal Check and USA Eviction Check.
I will need to contact the Applicant individually to a photograph of their Photo ID and verbally obtain their Social Security Number.

WHAT IT IS: A form used to renew a pre-existing lease agreement with the same tenants named.
WHAT TO KNOW:
This form refers to all terms of the original lease agreement.
This form can ONLY be used if the tenants “renewing” are the same as on the lease agreement it refers to.
HOW TO USE IT:
The Landlord fills in the the digitally fillable fields to type in tenant information, lease information, rental amounts and other fields that apply.
After completing the fields it can be used in a Digital Signature program for the tenants to sign, OR it can be printed and delivered to Tenants for physical signature.
