Virtual Tours

  • All properties listed by Rachael Kulik will have a virtual tour. This will be in the form of Matterport or Video. It also may include a floor plan.

  • To limit the amount of in person viewings all clients are required to view the Virtual Tour prior to scheduling any in person appointment. This confirmation will be in the written form of a text message or an email.

  • I will not schedule or confirm any in person showings without written confirmation the Virtual Tour has been viewed by the Client.


Advance Notice

  • Any in person appointment must be scheduled at least one (1) day in advance of the date and time a client has requested. This is out of respect for the current Tenants leasing the apartment and will give them adequate time to prepare and sanitize.

  • I do not schedule any in person appointments until written confirmation has been received that the Clients viewing the apartment have successfully watched the Virtual Tour.


Scheduling the Showing

  • If a Client requests an in person appointment and has provided me confirmation of seeing the Virtual Tour prior I will then contact the current Tenants of the apartments about that requested date and time.

  • If the Tenants agree to an in person tour of their home on that date and time I will confirm the appointment.

  • All in person tour requests are confirmed in writing between Client and Agent. If a showing is discussed verbally I will text or email them a confirmation with date and property address.

  • Tenants with specific or additional showing requests are disclosed prior to starting the showing or entering the property.


  • I ask current Tenants to please turn on all the lights and keep doors open in advance to the Showing in attempts to prevent anyone from touching the unit’s surfaces during a showing.

  • I confirm in advance wether the current Tenant will be home during the showing. I will do my best to coordinate a time that all parties feel comfortable with.

  • Due to an increased need for many people having to work from home the Current Tenant may have to be on the premises during the showing.

Pre-Showing Prep


  • MASKS: Clients are required to wear a proper face mask or covering over their nose and mouth when touring an apartment in person.

  • CLEAN HANDS: Proper gloves and/or use of Hand Sanitizer will be requested.

  • TOUCH REFRAIN: Prior to entering the property I request all clients refrain from touching any surface inside of the apartment. This includes (but is not limited to) doorknobs, closet doors, windows, light switches and more.

    - If also wear gloves and sanitize my hands so that in the circumstance any surface NEEDS to be touched (i.e a door closes on its own due to the wind from a window) I will be the one to take care of it and can ensure my hands are clean.

    - Although I am clear on my instructions some customers out of habit may touch something by accident. if this is the case I will inform you of what item and where. I will also do my best to clean that surface myself with Microban or Hospital Grade sanitizing wipes.

  • TIME LIMIT: To ensure social distancing and limit in person exposure I set a 15 minute (maximum) time limit for all in person tours.

  • TOUR TIME SLOTS: I do NOT combine multiple Client Groups within one 15 minute time slot. All showing intervals are for ONE (1) client group at a time ONLY. Showings may sometimes be scheduled back to back, HOWEVER an incoming set of clients CANNOT enter the unit until all clients currently touring the property have completed their intervals and exited the property.
