ATTN AGENTS: If you are working with a customer applying for one of my listings please use my applications available for download and follow the process outlined below. My process itself is also described more in depth HERE under my Rental Process page;

1. APPLICATION: To apply for the apartment you will need to collect the following items from your client and provide them to me. Once all items are collected I will present and discuss the Application with the Landlord. Keep in mind the Landlord will only review COMPLETE rental applications.

  • INSIGHT REALTY GROUP RENTAL APPLICATION WITH DISCLOSURE: (click to download) If you use your own agency's rental application or disclosure I will still need my version completed for the transaction.

  • EXPERIAN CREDIT REPORT: (Self Supplied full report from Experian or Transunion - from EACH APPLICANT - so that it does not affect anyone’s credit rating - see below).

    I will need the PDF file with all appropriate pages - NOT just the first page or a screenshot of a generic score. I need the FULL REPORT with all pages and entire payment history. if you are having a hard time saving the file as a PDF you can do so by clicking the ‘FILE’ top on the upper left of your browser, clicking ‘PRINT’ and choosing the ‘SAVE AS PDF’ option in that window.

    • PLEASE NOTE - I have the ability to run a HARD credit check, however this will require a social security number and this will affect a tenants’ credit rating. I will still need a direct credit report prior to running a Hard Check.

      • IF THE LANDLORD REQUIRES A BACKGROUND AND/OR EVICTION CHECK I will also be required to run a hard credit check on an applicant in order to do so.

    • Please do not write your social security number on the rental application. If a Hard Credit Check is needed I will schedule a phone call to verbally obtain it.

  • EMPLOYMENT/FUNDS VERIFICATION for each applicant

    This must reflect the tenants’ ability to pay for the apartment during the leased term while a Tenant at that property. It is best to submit as many that are applicable to the applicant as some Landlords will request more than one.

    Types of Employment Verification include:

    • OFFER LETTER OR DIRECT EMAIL FROM EMPLOYER: If your employment during the lease will be different than your current job we will need a signed offer letter or direct email from your new employer verifying both the starting date and annual salary on official company letterhead with your name on it as well. (we need to show it is legitimate from the company).

    • TWO PAY STUBS: Last two received will suffice.

    • VOUCHER PAPERWORK

    • SOCIAL SECURITY ANNUAL AWARD LETTER

    • BANK STATEMENT(S): Please block out account numbers if this option is chosen. Statements should show savings as well as checking accounts.

    • TAX STATEMENT WITH SOCIAL SECURITY NUMBER BLOCKED OUT. This more often applies to self employed applicants. Please also password this file if possible.

  • PHOTO ID's - government issued, such as driver’s license or passport

  • ANIMAL PICTURES: (if applicable, it is referenced on the application)

  • COSIGNER FORM(s): If Applicable (click to download). These can be notarized after acceptance but filled out as-is during the transaction in order to expedite processing. ALL ORIGINAL HARD-COPY NOTARIZED COSIGNER FORMS MUST BE IN HAND BEFORE THE LEASE CAN BE SIGNED BY THE LANDLORD.

  • LANDLORD REFERENCE DOCUMENTATION: Please EMAIL or TEXT the following questions to PRIOR and CURRENT landlord references (including dates and address for the references tenancy) and provide me a copy of the documentation for it.

    • Did they pay their rent on time?

    • How much was their monthly rent?

    • Would you (hypothetically) rent to them again?

    • IF THEY HAVE A PET: Was their pet well behaved? Did it cause damages to the unit or disturb the neighbors?

      The front DISCLOSURE page of my rental application also serves as an Authorization Form to contact references if the Landlord deems it necessary to respond.

       

2. ACCEPTANCE & LEASE SIGNING: Upon acceptance of the application I will initiate a Depositlink for a direct transfer of One Month’s Rent from the Tenant to the Landlord. I do this rather than taking a one month deposit check up front to secure tenancy. The apartment is not taken off market until the landlord has been sent First Month’s Rent.

3. LEASE SIGNING I will write the lease and send it to the landlord for review (unless the owner or management operation prefers to write the lease and send themselves). Once approved I will provide you with the final lease and it will be your responsibility to obtain the tenants’ signatures.

4. FUNDS & FINALIZING: Upon tenants signing the lease it will be your responsibility to ensure I receive all remaining items for the transaction. Please keep in mind the Landlord will NOT sign the lease agreement until everything outstanding is successfully collected and documented. These may include;

  • Tenant Signed Lease

  • Tenant W-9 (if applicable, for security deposits only)

  • All Outstanding payments applicable

  • ACH Form and/or Voided Check (if applicable for transaction)

  • W-9 and Invoice for your Brokerage. This must include Property Address and Amount Due for Commission.

4. MOVE-IN: After the lease is signed by all parties and outstanding items are collected I will coordinate final details for move-in and keys.
